Know what you're signing before you sign it.

Why SubProtect

Construction-commercial experience, applied to the contract.

SubProtect is built around the practical reality of subcontracting: getting paid, protecting programme entitlement, controlling variations, limiting disproportionate liability and avoiding contractual traps that only become obvious after the works have started.

The service combines quantity-surveying and construction-law knowledge with long-term experience working on subcontractor-side commercial matters. The focus is practical and commercial rather than academic.

Why SubProtect?

Commercial construction experience matters.

A subcontract is not just a legal document. It determines how you get paid, how variations are valued, what happens when the programme changes, when notices must be served, what delay exposure you carry and where your margin can disappear.

Our team understands those issues from the perspective of people who have worked in construction commercial roles and alongside subcontractors facing the same pressures as our clients.

We understand subcontracting. Our review is focused on the commercial reality of delivering subcontract works, not abstract legal commentary.
We translate clauses into consequences. We explain what the wording could mean for payment, cash flow, programme, variations, liability and margin.
We prioritise what matters. Not every amendment deserves a fight. We identify where negotiating effort is best spent and where a risk can instead be actively managed.
We give you a negotiating position. The report does not stop at identifying a problem: it provides preferred positions, realistic fallbacks and practical actions.
Different from traditional legal advice — by design.

SubProtect is a construction commercial and contract-risk service, not a firm of solicitors. For many pre-contract commercial decisions, clients value advice from experienced construction professionals who understand how subcontract terms operate on live projects. Where a matter requires advice on legal enforceability, litigation strategy or another issue reserved for specialist legal advice, we will say so rather than pretending otherwise.

Choose the level of support you need. The contract review itself is identical in both packages — the difference is what happens afterwards.

One fixed price. No page counting. No surprise fees.

Pricing applies to one proposed construction subcontract and the documents forming part of it. No additional charges are incurred without your approval.

Common questions.

Do I have to pay upfront?

No. For normal instructions, SubProtect issues its VAT invoice with or following the completed Contract Risk Review. Standard payment terms are 7 days. Different credit terms may be agreed before work starts where appropriate.

How do I send you my subcontract?

Email the proposed subcontract and supporting documents to enquiries@subprotect.co.uk. Large contract packs can be sent using your preferred file-transfer service.

When are you formally instructed?

Once the package is agreed, SubProtect sends the relevant Order Confirmation & Terms of Engagement. The review starts once the authorised client has signed and returned it.

Is the review different between the two packages?

No. The contract review is identical in both packages. The £795 Review + Negotiation package adds up to three hours of post-review commercial support, including calls or Teams discussions, reviewing the Main Contractor's response and drafting or reviewing correspondence.

Will I be charged more for a long contract?

No page counting. The fixed price applies to one proposed construction subcontract and the documents forming part of it. If you ask us to review multiple separate contracts or work outside the pre-contract review, we will agree any additional fee with you before doing that work.

Do you only review JCT subcontracts?

No. SubProtect can review all forms of standard contract, bespoke contracts, contractor-drafted subcontract conditions and supporting contract document.

Will you review the full contract pack?

Yes, where supplied. The review considers the subcontract itself and material incorporated documents such as scope, programme, payment schedules, tender clarifications and flow-down obligations.

Do you recommend changing every onerous clause?

No. The aim is to identify material commercial risks and concentrate negotiating effort where it matters. Some provisions are better managed operationally than heavily negotiated.

Is SubProtect a law firm?

No. SubProtect provides commercial and contractual risk assessment from a construction perspective. It is not a regulated legal practice and does not replace solicitor advice where specialist legal advice is appropriate.

How quickly can a review be completed?

Turnaround depends on the size and complexity of the contract pack. The required timescale is agreed before the review starts.
